Alberta Property Tax: Assessment Required for Information Update

The province of Alberta has recently provided an update to the deadlines for Assessment Request for Information (ARFI) returns. The new deadline to return information requested by the Assessor is the later of July 1, 2020 or 60 days from the original mailing date. This means that any request already received has a new deadline of July 1st. Requests sent after May 1 will be due 60 days after they have been sent.

The purpose of the ARFI is to help the assessment department to collect leasing and vacancy information for each property aid in the creation of the 2021 assessment, using the valuation date of July 1, 2020. With the impact of the pandemic still uncertain, this additional time is important as it will allow property owners and managers to provide the most up to date information regarding their tenancies.

MNP has requested some specific direction from municipalities and below is a summary of that information:

  • For any tenants that have recently moved out (or closed indefinitely), provide the effective date and the financial impact of these changes. Include any changes that may be occurring after July 1 as well.
  • Where new rental rates or abatements have been provided, please provide that information and add the effective date of the change and any additional information that may be pertinent.

MNP would also recommend providing additional information not typically requested such as:

  • Non-recoverable expenses as they may be increasing during this time.
  • Needed capital expenditures that would affect the value of the property.

Due to the limited functionality of online submission systems, it may be easier to provide this information through email to the appropriate jurisdictions.
